Real Estate Financial Analysis
A well-developed financial model provides the framework for analyzing and making real estate decisions. When combined with a comprehensive understanding of the market, a good model will lead to investment decisions based on the proper investment fundamentals.
- Financial Decision Models - We use single
period and multiple period models to determine cash on cash and
internal rates of return for real estate investments. We
regularly assess the credit risk of tenants and incorporate these
findings into the models to establish the supportable value and cap
rate.
- Review Operating Budgets - We review operating
budgets for existing assets to identify strengths and weaknesses
(internal) in property operations as well as opportunities and
threats (external) that are present now or in the future. Fox
