- Property Operations - We review operating
budgets for existing assets to identify strengths and weaknesses
(internal) in property operations as well as opportunities and
threats (external) that are present now or in the future. Fox

- Tenant Health and Credit Risk - We assess the
health and credit risk of tenants and the impact of leasing activity
both now and in the future. We independently determine the
market rental rate in multi-tenant properties.
- Market Support - We thoroughly evaluate and incorporate into our analysis the key market factors impacting a commercial property. Real estate value is heavily influenced by the ebbs and flows of economic and demographic trends. Job growth, population growth and income growth are key factors we analyze to determine the property's direction and the risk to the income stream.
